Roof Replacements

At some point during the life of a roof, the need for a retrofit or a complete replacement is inevitable. Although it’s appealing to make repairs on a failing roof, it is important to understand that there is a point in time where simply doing repairs vs. replacement/retrofit can be causing more harm than good. At that time it is important to select the right contractor to honestly assess the condition of the existing roofing system and provide the best possible short and long term roofing strategies that may include both repair and re-roofing options.

TPO

Thermoplastic polyolefin, or TPO, is the fastest-growing segment of the commercial and industrial roofing industries. Fueling this growth is the increased use of TPO in southern climates, where reflective, energy-efficient and cool roof products are becoming the norm.

EPDM

(Ethylene-Propylene-Diene-Monomer) has a 45-year track record of proven performance and provides low maintenance and excellent weathering characteristics that make it the ideal roofing option for most northern climates.  The traditional black color of EPDM membrane attracts the sun’s solar energy and can help to reduce heating costs during the cold, northern winters.

Coatings

Roof coatings are becoming more and more popular in prolonging the life of both traditional and metal roofing systems. Roof coatings can be applied by either the rolling or spraying methods and essentially add a ‘top coat’ to the existing roofing system. Similar to retrofitting a roof, roof coatings are a popular alternative because it is more cost effective than a retrofit. Additionally, compared to a retrofit which essentially adds another layer of roofing material, Roof coatings create a chemical bond to the current roofing substrate essentially ‘bulking up’ the existing system. Most coating manufacturers offer 5 or 10 year system warranties on coating Installations, but up to 20-year warranties are available.

Preventative Maintenance
