Roof Replacements

At some point during the life of a roof, the need for a retrofit or a complete replacement is inevitable. Although it’s appealing to make repairs on a failing roof, it is important to understand that there is a point in time where simply doing repairs vs. replacement/retrofit can be causing more harm than good. At that time it is important to select the right contractor to honestly assess the condition of the existing roofing system and provide the best possible short and long term roofing strategies that may include both repair and re-roofing options.
VAW’s vast expertise in re-roofing involving commercial, industrial, and institutional roofing systems on a wide variety of structures. We understand the need to minimize disruption during the project and will work with the appropriate personnel to ensure a “smooth” installation.

Thermoplastic polyolefin, or TPO, is the fastest-growing segment of the commercial and industrial roofing industries. Fueling this growth is the increased use of TPO in southern climates, where reflective, energy-efficient and cool roof products are becoming the norm.

(Ethylene-Propylene-Diene-Monomer) has a 45-year track record of proven performance and provides low maintenance and excellent weathering characteristics that make it the ideal roofing option for most northern climates.  The traditional black color of EPDM membrane attracts the sun’s solar energy and can help to reduce heating costs during the cold, northern winters.

Roof coatings are becoming more and more popular in prolonging the life of both traditional and metal roofing systems. Roof coatings can be applied by either the rolling or spraying methods and essentially add a ‘top coat’ to the existing roofing system. Similar to retrofitting a roof, roof coatings are a popular alternative because it is more cost effective than a retrofit. Additionally, compared to a retrofit which essentially adds another layer of roofing material, Roof coatings create a chemical bond to the current roofing substrate essentially ‘bulking up’ the existing system. Most coating manufacturers offer 5 or 10 year system warranties on coating Installations, but up to 20-year warranties are available.

Preventative Maintenance

From drainage issues to moisture infiltration, Low-Slope Solutions has the expertise to evaluate maintenance issues—protecting both your facility and your bottom line. The goal of preventative or proactive maintenance is to maintain and ensure the true service life of your roof through inspections and necessary repairs.
Routine maintenance may include seam and flashing repair, pitch-pocket top-off, repairs to coping, gutters, drains and even debris removal. Ultimately, inspections should be performed at least twice a year, following severe weather, or as required by the manufacturer’s warranty. Inspections and maintenance items should be timed according to budget forecasts and should include debris removal as part of their design.
From membrane concerns to moisture infiltration, VAW has the expertise and technology to evaluate the current condition of your roof. Our roof inspections use innovative technology to analyze the condition of your roof and prevent costly repairs or replacement.
With a thorough explanation of deficiencies and repair recommendations, VAW provides you with the information necessary to prioritize repairs and estimate future expenditures. Inspections can identify problems related to:

Severe Weather

Damage from high winds, hail, snow, or other weather events may cause significant damage and trigger insurance claims or roof replacement.

Drainage Issues

Good drainage is a very important reason for regular roof inspections. Leaves and other debris often clog roof drains and creating standing water conditions.

Trade Damage

Damage can occur from tradesmen performing regular maintenance on rooftop units or failing to clean up their debris.

Vegetation Disruptions

Vegetation can grow on roofs when drainage areas are not cleaned regularly. When tree roots penetrate the roof membrane, water infiltration will occur.

VAW gives you all the necessary information to make complex management decisions that are cost effective. We are here to assist you in maximizing the useful life span of your existing roofing system. Our roof assessments will allow you to plan ahead and make informed decisions rather than waiting until a significant problem presents itself.
